Just Sold 482 Peach Point Lane in Trinity Plantation

JUST SOLD in Trinity Plantation!



This beautiful double wide mobile home at 482 Peach Point Lane in Trinity Plantation has already closed! We were expecting an end of October closing date, but the buyer used his local banker and they were able to close EARLY!!



One thing to remember when purchasing a mobile home is that the appraisal district now requires a years worth of taxes to be collected by the buyer AT closing.


Sometimes, when dealing with agents that are not familiar with the sale of mobile homes, this will come as an unplesant surprise for their buyers.



The moral of the story is....


When considering the purchase or sale of a mobile home, be sure to select a real estate agent that is familiar with the process. There are a lot of things that can be taken care of at the listing and/or at the time of the sales contract to ensure a smooth closing with much less stress. I've met agents that say "NEVER AGAIN, will I sell a mobile home." This is because it can be VERY frustrating. Especially when the listing agent did not research the property at the time of the listing to make sure that everything is as it should be for closing.


 


 


 

As a buyer's agent, this research can also be done before writing a contract. If there are things that need to be taken care of, a longer closing date will allow for these things to happen. The buyer and seller will know up front what has to take place, and will not be worrying why things are not moving along faster.




 

With this particular transaction, there were things that needed to be done. I had the seller working on these items BEFORE the contract was accepted. The seller's list was completed BEFORE the lender was ready to close. ☺ (Woo Hoo!!)


There is nothing better than HAPPY Buyers and HAPPY Sellers at a closing... and that is exactly what we had today! Happy Buyer + Happy Seller = Happy Agent!
